Frequently Asked Questions

Maintenance Requests

All maintenance requests must be submitted through the online Resident Portal. Resident Portals can be accessed through RentCafe. A link to set up your account should have been provided to you after you signed your lease. Alternatively, you can access the Resident Portal link for each property on the listing page. Listings can be found on the Properties We Manage page on our website. Click on the property you wish to submit the maintenance request. Click the resident services button at the bottom of the listing.

Once your request is received, we will respond within 24 hours and forward your contact information to a vendor. The vendor will then reach out to coordinate a convenient time for the service. Please note that only requests submitted through the Resident Portal will be addressed.

Emergencies or After Hours
Should you have an emergency concerning your unit, we expect you to call 911 and then let us know about the issue ASAP after you are safe and help is on the way.

If you need to reach one of our office staff after hours, please call our office number. We always have someone on call in case of an emergency.

We consider the following an emergency: fire, flood, sewer backup, and A/C or heating during extreme temperatures.

Property Walkthroughs
A property walkthrough may be conducted at your home every six months. During this visit, a KPM representative will inspect the inside and outside of the property, prepare a written report, and take photos. These photos will focus on areas requiring repair or maintenance, not on your personal belongings or how you live. The purpose of this walkthrough is to assure the homeowner that their property is being adequately maintained and to address any issues.
